You can still LIVE LARGE in a small space

Here are a few tips from zillow.com which can turn a room from feeling cramped to spacious!

Paint : Painting a room is an affordable and easy way to make your room feel different. It’s also the simplest way to fake a big room. Rather than painting in dark tones, keep your walls light in whites, light yellows, blues or greens. Although it may seem counter-intuitive, keeping the walls and ceiling monochromatic can make a space seem bigger. If you want some sort of contrast between the ceiling and walls, paint the walls one shade darker.~Love this tip!

Furniture: Contrary to what you may think, small furniture in a small space is not always the way to go. A grouping of a small chairs and a tiny sofa can make a room seem cluttered. Instead, choose one larger piece as the focal point and restrain from adding too many other pieces. If you are dealing with a small kitchen or dining area, look for a table with leaves or folding sides that can expand for more guests while staying small for the day to day. Once you have your furniture, don’t push everything against the wall. Place one piece at a diagonal, which leads the eye along the longer line.
Mirror, Mirror: While mirrors were the choice decor in the 1970s, hanging a mirror can still make a room look larger since it reflects light and gives the appearance of another window. Rather than using a bunch of small mirrors, use a large mirror as your focal point on the largest well or above the fireplace. Mirrors in a foyer can work wonders! I have a small dark entry myself that I can’t wait to lighten with a mirror.
Let There be Light: Dark rooms tend to look smaller. If you have windows, make the most of them with window treatments that won’t block the light or the view. Add additional lighting with floor lamps or table lamps. If you’re really crunched for space, track and recessed lighting can brighten up the place without taking away from precious square footage.

Use the word “Country” when selling your Home~

The University of Georgia has found that by adding the word “country” or “country club” to a subdivision’s name and you may stand to increase the home’s value by up to 5 percent alone.

Researchers found that home buyers are willing to pay a premium when the word “country” or “country club” is in a subdivision’s name. In fact, buyers will pay 4.2 percent more for a property with “country” in the name and an additional 5.1 percent for “country club,” according to the study that evaluated MLS sales reports in Baton Rouge, La., between 1984 and 2005 to find out the influence a property’s name has on home values.

Buyers associate the words with affluence and prestige. Wealthier buyers tend to pay more attention to the property’s name, researchers found. And the wealthy are even more willing to pay a premium for a property name that conveys prestige than they are to pay for a good school for their children, the study notes.

Wow, I found this so interesting, don’t you? When I hear the word country, I associate it with lots of space (buyers like that). Here are my suggestions to incorporate the word “Country” into your marketing:

· Kitchen can accommodate a large Country farm table

· Peaceful Country-like setting

· Country living in the city

· Located just a mile from Toledo Country Club

Obviously, you have to back up these comments, but this is information I will try to use when marketing a property~I am certain another 5% would make any client happy!

Spruce for Spring Part 1 – The Exterior

Get excited people, Spring is here- I promise!  This time of year is especially hopeful for buyers and sellers.  Are you selling?  If so, there is no time to waste so let’s get started.

The Exterior~

1.  Make sure your MLS photos are free from snow.  Nothing says stale more than looking at a home covered in snow online when it’s a beautiful spring day outside.
2.  Pick up sticks and other yard debris.  Get rid of dead plants from last season.
3.  Bare spots=re-seed

4.  Add some color!!!  Pansies can handle the cooler days of spring and they are inexpensive.  Put a big pots by your front door.
5.  Speaking of your front door…Inspect it.  Do you need to re-paint?  No chipping or pealing aloud.  A new kick plate adds tons of style.

6.  Easy on the yard ornaments.  Pack the gnomes away.  One tasteful piece in the garden is plenty!
7.   Mulch your beds, even if it’s just in the front.  It will help keep weeds at bay.
8.  Make your windows sparkle.
